Access Statement

This statement describes the access, procedures and facilities at Bay


We are a 4 bedroom house in a seaside town.  Situated in a cul-de-sac, Springfield Road, off Kings Road a central route into Swanage.  The house was built over 100 years ago and retains many original features.  There are no ground floor bedrooms or ground floor WC so this would make access difficult for wheelchair users and those less mobile.

We are half way down the cul-de-sac of Springfield Road on the left hand side with off road car parking for two cars directly outside the property.  Parking on the road is un-restricted.

The town of Swanage and its shops, restaurants and bars, are a short flat walk away.  Co-op supermarket is at the end of the road approximately 50 meters away.  Swanage Bus Station and Steam Railway are also located at the end of the road.  Buses run to Poole and Bournemouth hourly, with a less frequent service in the evening.  National Express run a daily service to and from London Victoria and Swanage Bus Station.  The closest mainline station is at Wareham, approximately 9 miles away.  Taxis are usually available from the Bus Station.

We do not accommodate pets; there is a no smoking policy throughout the property. The House is centrally heated throughout and all rooms have individual thermostatically controlled radiators.  There are no problems with mobile phone signal, we offer Wifi internet access.


Reservations for Bay Lodge may be made via telephone or e-mail.  A deposit for one night’s accommodation is requested by cheque to secure the booking.

Arrival and Departure

Check in is from 5pm.  If not convenient alternative arrangements can be made.  On arrival you will be given a key to the front door of Bay Lodge and a key to your bedroom to allow 24 hour access.

We can offer assistance with your luggage.

When departing Bay Lodge, rooms should be vacated by 10:30am, with both keys being returned.

Main Entrance

Access to Bay Lodge main hall is through the front door measuring 1.5 meters. The front door is kept locked, so please ring the door bell on arrival. There is one stone step 9 inches in height.  From the hall there is access to a private lounge and the dining room, where breakfast is served. 
The entrance is well lit, the light in the porch remains on all night. 

Public Areas

We have no public WC; all WC’s are contained in the guest bedrooms on the 1st & 2nd floor.

The house is tall, consisting of two floors plus the ground floor. 

From the hall there is access to a private lounge and the dining room, the hall floor is wooden floor boards.

The stairs are carpeted. There are 14 stairs to the first landing then 2 more stairs to the first floor landing. This landing gives access to Rooms C and D.  With a further 10 stairs up to a half landing, then 4 more stairs to the second floor landing where there is access to Rooms A and B.

Dining Room

The dining room is situated on the ground floor, with access through a door from the main hall.  The floor is wooden floor boards.  There is one large dining room table with 6 chairs.  Breakfast is served in the dining room and is included in the cost of the accommodation.


Bedroom C is on the first floor.  Bedrooms A and B are on the second floor.  Each bedroom is equipped with a flatscreen freeview television, tea and coffee making facilities.  All rooms have smoke detectors, hairdryers are available on request.  All rooms are en-suite.
All beds have duvets which are hypoallergenic as are the pillows.
There are wardrobes, chest of drawers and bed side tables in the rooms.  All bedrooms are fully carpeted.


All three bedrooms have an en-suite shower room.  The shower room floors are all Vinyl.  The shower room fittings are of good quality but not specifically adapted for guests with restricted mobility.
